Leap Year

The statistic that is leaping so far in 2024 is inventory.

Northern Colorado is seeing a big uptick in number of homes for sale.

However, it is not an alarming amount and is still a ‘Seller’s Market’ by definition.

Larimer County inventory is up 39% and Weld County is up 48%.

Months of inventory is up to 2.3 in Larimer County from 1.7 months a year ago.

Weld County is also at 2.3 months today and was only 1.2 months a year ago.

With higher inventory comes more selection for buyers and more importance for sellers to price right.

A Little Perspective

Those of us in the real estate industry agree that the years 2020 to 2022 were anomalies.  During that time there were unique factors which drove abnormally high real estate activity. The number of transactions that occurred in those three years were at levels never seen before.It has become customary to compare the market in 2023 to the years 2016 to 2019 when looking at the number of closed transactions.Here’s what is interesting, while the number of closings so far this year is much less than last year, it is very close to what we saw in the more normal market of 2016 to 2019.Last month, 295 properties closed in Larimer County and 296 closed in Weld.The average January during 2016 to 2019 was 334 in Larimer and 303 in Weld.So, this year is only 12% lower than the average in Larimer County and 2% lower in Weld.

No Inventory?

One misconception about today’s market is that there is ‘no inventory.’

Actually, there are numerous new listings that hit the market each month. It just so happens that they tend to sell quickly.

The numbers show the number of new listings that came on the market in September closely equate to the number of sales that occurred.

  •  In Larimer County, 693 new residential listings hit the market last month and there were 688 sales.
  •  In Weld County, there were 681 new listings and 733 sales.
  •  In Metro Denver, there were 6125 new listings and 5233 sales.

So, while homes tend to sell quickly today, there is still a significant amount of new inventory hitting the market each month for buyers to consider.

A Little Perspective

Here’s a little perspective on the inventory of homes for sale in today’s market…

First we’ll look at Metro Denver:

  • The average number of residential listings for sale at this time of year is 15,577
  • The highest-ever for this time of year is 29,722 which occurred in 2006
  • The number of listings right now is 4,821
  • So, inventory in Metro Denver is roughly one-third of the average and 25,000 fewer than the highest-ever.
  • DMAR is the source of the stats listed above

Now, Northern Colorado:

  • Larimer County has 802 active listings today
  • Based on 10 years of data, this is the lowest it has ever been
  • The high in Larimer County occurred in 2010 with 2608 listings so today’s inventory is one-third of what it was 10 years ago.
  • Inventory today in Weld County is 727 which isn’t the lowest-ever.
  • The lowest during the last 10 years was 2017.

The highest was 2010 with 1791 properties so today there are roughly 1,000 fewer properties to choose from.

Pendings are Popping

Typically the market starts to slow down a bit in the Fall after a hot Spring and Summer.

Not this year.

The indicator we use to measure future closed sales is current pending sales.

Simply, we look at the number of properties under contract and scheduled to close versus the same time last year.

Current pending sales are way up along the Front Range when measured against 2019:

Metro Denver up 34.1%

Larimer County up 48.6%

Weld County up 50.2%

Based on these numbers, closed sales numbers over the next 60 days will be very strong.

Two Tales

 

This is a Tale of Two Counties.

When it comes to new home activity, there is a big difference between Larimer and Weld Counties.

Larimer County’s new home starts are down 10% and new home closings are down 15% compared to last year.

Weld County’s new home starts are up 18% and new home closings are up 8% compared to last year.

This is all according to the new home research experts and Metrostudy.

So why the difference?  It comes down to price and availability.

There is more land available for new home development in Weld County.

Plus, the land tends to be less-expensive than Larimer which means that builders can deliver a lower-priced product and reach a larger pool of buyers.

The average price of a new home in Larimer County is $507,105 while the average new home price in Weld is $411,269.

How Much?

So how much real estate is sold in Northern Colorado?

As it turns out, a lot!

Last month alone there were 1,099 single family homes that sold in Larimer and Weld Counties

The average price was $429,144 which means the total sales volume for one month was $471,629,129 (almost a half a billion)!

Over the last 12 months, just over $4.5 billion worth of single-family homes have sold.

That’s a lot of real estate!

The Question of the Day

Did my property really go up that much?

Here are some stats that will help you answer that question.

First, you need to know that property assessments are done by the County every two years. So, as you look at how much your property increased in value according to the County, keep in mind that this increase is over a two-year period.

 

Next, it will help you to know how much our markets increased, on average, over the last two years. This data comes from our most trusted source, the Federal Housing Finance Authority.

Two Year Appreciation:

• Metro Denver = 18.65%
• Larimer County = 17.60%
• Weld County = 22.31%
• Boulder County = 16.28%

Inventory vs. Sales

A stat we find interesting is the relationship between the inventory for sale versus what is actually selling.

Specifically what we look at are price ranges.

We are curious to know if the inventory that is for sale lines up with what the buyers want.

Here’s what we notice…

In Larimer County, 23% of all the single family homes for sale are priced under $400,000. No surprise, this is a popular price range among buyers and it represents 45% of all sales.

So, the ratio is 23% of the inventory versus 45% of the sales.

In Weld County, the difference is more pronounced.

Homes under $400,000 represent 44% of the inventory and 69% of the sales.

Because the percentage of sales is higher than the percentage of inventory, properties under $400,000 will sell much quicker and are more likely to have multiple offers.
